Qualifying for Homeownership

Habitat Family Partnership selection is based on a set of criteria, including but not limited to:
- Current living conditions; must demonstrate a housing need, beyond the desire of owning a home;
- Willingness to partner with Habitat to provide 250 sweat equity hours, per adult, volunteering on a home or other volunteer opportunities with South Shore Habitat (2025 note: there is an exception to this rule for 810 Jerusalem in Cohasset).
- Willingness to attend financial workshops before, during and after construction of the home;
- Ability to obtain and repay a 30 year affordable mortgage through a conventional lender.
- Employment/income verification, calculation of debt-to-income ratio, credit checks, and review of documentation, including bank statements, is required.
- Must be a first time homebuyer (some exceptions may apply).
- Meet the minimum and maximum annual income: total household cannot exceed 80% of the area's median income (see charts below); the current minimum household annual income is $65,000.

- 2 person Household - $105,850
- 3 person Household - $119,100
- 4 person Household - $132,300
- 5 person Household - $142,900

- 1 person Household – $72,950
- 2 person Household - $83,400
- 3 person Household - $93,800
- 4 person Household - $104,200
- 5 person Household - $112,550
- 6 person Household - $120,900
- 7 person Household - $129,250
FY25 Maximum Income Limits based on 80% of AMI for the Easton-Raynham, MA HUD Metro FMR Area:
- 1 person Household – $78,500
- 2 person Household - $89,700
- 3 person Household - $100,900

- 7 person Household - $139,050
Income limits are subject to change; in the event of a discrepancy, information in the project application will prevail. All opportunities will be posted for a minimum of 60 days (2025 note: for 810 Jerusalem Road, the postings will be available for 30 days).
